25+ Years of LIHTC Development Experience

Clear the path.
Shepherd the build.
Navigate the exit.

We help affordable housing developments get through the hard parts — from allocation to disposition.

Renaissance Advisory Services (RAS) provides specialized advisory services to affordable housing developers, lenders, credit investors, and syndicators. Drawing on more than 25 years of LIHTC development experience, RAS helps projects overcome obstacles between allocation and closing, provides owner’s representation during construction, and assists owners and lenders in navigating complex end-of-cycle exits to maximize residual value.

Development Services

Today’s affordable housing developments face increasing complexity, from rising construction costs and evolving building standards, to increasingly stringent underwriting and insurance expectations — pressures that can place otherwise viable developments at risk. RAS helps identify and resolve these issues — whether through technical expertise, strategic guidance, pre-development capital, or hands-on development support.

Owner’s Representation

Construction isn’t every developer’s expertise — and even seasoned ones sometimes lack the bandwidth to manage it effectively. From designer and contractor selection, contract negotiation, and value engineering, through oversight of construction execution, schedule, and budget, RAS provides experienced owner’s representation from conception to completion across both the affordable and market rate sectors. Having operated on both sides of the owner-contractor relationship, RAS understands what motivates each party, where to push, and how to keep projects aligned with developer priorities at every stage.

Residual Consultancy

As LIHTC developments approach the end of their compliance periods, exit strategies that seemed sound at closing often prove difficult to execute — residual value may be lower than anticipated, investor capital account repayment requirements can erode GP incentive to sell, or soft debt balances can block both sale and refinancing. RAS brings experience navigating these and related constraints to structure practical exit pathways when standard assumptions no longer hold.
